How much is a home or light commerical inspection and how do I pay for the inspection?
Please call for a quote. Square footage determines cost. It will be an average of what other Inspector’s charge. This is a new business and I cannot charge for years of experience, nor can I under bid them. The estimated starting cost is lower right.
I prefer check or cash, but I do have The Square for credit card payments for an additional 3% processing fee. This payment is due no later than after the physical inspection and you will receive a hand receipt.
Is a Pre-Agreement Required?
Yes. Clients will be required to sign a pre-agreement contract before inspection. I will email it prior for your reading. You can read the attachment as well. The only difference will be what is filled in. The form states the cost and outlines the standards of practice. If you are unable to attend inspection we can discuss option for payment on phone.

Do you do repairs?
No. I am a certified home inspector, and I am not in the contracting or construction field, furthermore, InterNACHI does not allow conflict of interest for 12 months. My job is to identify any possible safety concerns and give recommendations for correction. Your report will reflect suggestions and recommendations to have a qualified or licensed contractors, plumber, electrician, roofers etc., to evaluate, if you deem necessary.
Do you provide a warranty on your building inspections?
Yes and No. I will provide 120-day limited home warranty at no additional cost. The warranty is valid for 120 days from date of inspection or 30 days from close of escrow (whichever is greater). These warranties are for homes. See https://orep.org/warranty/
I recommend the buyer review the builder warranty prior to closing. I also strongly recommend that the property is fully insured for water damage, fire, theft, structural, etc.

Can you provide images?
Yes, photos are included in all home and commercial inspections at no additional cost. No videos, maybe in the future, if I have enough requests. If you are present for the inspection you could take a video to refer to as well.
Will we get a written report?
Yes. A comprehensive written inspection report with photos of concern will be available within 24 -48 hours upon the completion of the inspection. A PDF version of the report will be emailed to you, along issuing the 120 day warranty for home owners. No photos on example.
